Residential remodel client: Advice needed on contracting the preliminary work

80% of my work is residential remodels, but usually simple jobs (bathrooms, kitchens, new floors, etc). I have a client who wants to open wall space, move plumbing, electrical, etc. I'm more than capable of handling this job as the GC, but I never deal with this much preliminary work, therefore, don't have a contract prepared to cover all the architect meetings, material take-offs, etc. I'm putting a lot of time into this and don't even know if I'll win the bid once the final take-off and drawings are approved to begin bidding on.

Thoughts?
