Finally grown my business enough to move into a building and hire a team. What to lo

I've finally grown my business to the point where I need to lease a location and hire a small team to work for me. I work in sculptural casting, I've found a building that looks decent for my sculpture studio and molding and casting shops, but I'm not even sure which questions to ask the realtor.

I'll be investing in some solid equipment, most importantly a nice compressor and an industrial dental lab grade air purifier. We will be running a microwave from time to time to deal with wax, and the space needs to be air conditioned in the summer to about 70 degrees because we work with temperature sensitive resins. I don't even know how to phrase it to ask if the building is set up to power a bunch of equipment at once like that. My current top choice is zoned for light manufacturing, so that's cool!

Also, with resin, there are fumes, and it can get messy. It's easy enough to vent the stuff away, and I'll be putting down some layers of flooring, but this might create some hesitancy to lease to me.

I realize I need to budget for utilities and insurance and things like a dumpster, but I'm not sure what else. Any insight on what I should be looking for, or questions to ask when I go to look at places would be appreciated. Thanks!
