First time leasing space

Hello all. I am making plans to finally add a physical location for my business and will begin to look for suitable locations. The issue is that I’ve never done anything like this and really have no idea what my plan of action should be so I came here for some advice. I know what type space I want and location. The advice I’m looking for is how should I negotiate with the leasing company, what should I be on the look out for, what questions should I ask about the location, etc. All advice is greatly appreciated
