Find investors for a prototype, create a mock-up or develop a MVP?

Well, I've an start-up idea (surprise) for an app. My question is, should I start looking for investors just with my concept (and visuals) or should I create a mock-up (click-dummy) or even a MVP (with my own money) first? What's an recommended approach?
