newbie bonehead question

I own a small woodframe commercial building in the 'downtown' area of a small town. I currently use it as an art studio space.
I'm no good at business dealings myself, but I was thinking it might be a good idea to partner up with someone who does have a good business idea. A business partnership in which I contribute the space (about 1500 sq '
, they contribute the business acumen, and both get paid.
Obviously lawyers and contracts are necessary. Is this type of symbiosis the sort of dynamic that happens a lot, or is this just a dumb idea?
